अगर आप अपार्टमेंट खरीदने के बारे में सोच रहे हैं, तो इस वक्त जयपुर क्षेत्र में प्रॉपर्टी खरीदना सही निर्णय साबित हो सकता है। रियल एस्टेट विशेषज्ञों के मुताबिक थोड़े वक्त के लिए लग्जरी और सेकंडरी या री-सेल अपार्टमेंट की कीमतों में गिरावट आ सकती हैं।

इस वजह से आने वाले तीन महीनों में रियल एस्टेट या जमीन की खरीद-फरोख्त में कमी आएगी। ऐसा इसलिए भी होगा क्योंकि रियल एस्टेट कंपनियां अपने ‘ब्लैक मनी’ को ठिकाने लगाने में व्यस्त हो जाएंगीं।


ओबेरॉय के मुताबिक रियल एस्टेट प्लेयर ‘वेट ऐंड वॉच’ की रणनीति अपनाएंगी जिस वजह से इतनी जल्दी दामों में बहुत कमी भी नहीं आएगी। डिवेलपर्स को हालांकि नुकसान उठाना पड़ेगा क्योंकि मुद्रा का प्रवाह धीमा हो जाएगा। उन्होंने कहा कि ए ग्रेड के डिवेलपर्स हालांकि प्राइमरी सेल्स में कैश कम लेती हैं। इसलिए उन्हें नोटबंदी से नुकसान की संभावनाएं कम हैं।
रिपोर्ट में कहा गया है कि तीन से 12 महीने के थोड़े समय के लिए रियल एस्टेट की कीमतों में गिरावट आएगी और ब्याज दरें भी कम होनी शुरू हो जाएंगी। ओबेरॉय ने कहा, ‘खरीददारों के लिए रियल एस्टेट की कीमतों में गिरावट तो आएगी लेकिन ऐसी स्थिति नहीं आएगी जिससे अनिश्चितता फैल जाए। हमें उम्मीद है कि सेंकडरी मार्केट में कुछ संपत्ति फाइनैंशल स्ट्रेस की वजह से सस्ती होगी।’
